Pacific Hall Update | Week of Sept. 4
The construction team completed the final four shear walls on level 2 in zone 2, a milestone for the seismic upgrade of the building. MEP rough-in will continue throughout the building, with piping for the new fire sprinkler system being installed on zone 2. The new restrooms have been framed in on level 1, and window install is ongoing around the building. Correct installation of electrical boxes was verified during the box walk, and freeing up drywall will begin after cover inspections are completed at the end of September.
Seismic Upgrade
The final four shear walls were completed Sept. 6, marking the completion of all sixteen shear walls in the building. The team is completing some final grouting and finishing of the walls throughout the remainder of this week.
The concrete infill layer between backfill material and the new vapor barrier at the new grade beams on level 1 will be poured on Sept. 15. After vapor barrier is installed, concrete floor slab pours at level 1, zone 1 and level 1, zone 2 will take place on Sept. 20, 22, and 25. Concrete trucks will be on-site on these dates, accessing the project via the north fire lane.
Brace wall framing and helical anchor installation is complete on level 2, and the team will be rotating downstairs to complete this work on level 1 beginning this week. This work, framing & bracing in the east & west stairwells, and steel reinforcement in the stairwells will continue throughout the month of September and into the first few weeks of October. All activities related to the seismic upgrade are scheduled to be complete by Oct. 24.
Site & Exterior Work
The sewer connection east of the building was repaired on Aug. 31 and Sept. 1.
Prepping & pouring of the new topping slab at the main entry will take place from Sept. 18 to 22. Grinding of the new slab for finishing will take place on Sept. 25, and will produce some noise at the main entry of the building. Framing & MEP rough-in in this area will begin Sept. 27 and continue through Oct. 10. The new storefront arrives on Oct. 2 and will be installed by Oct. 6.
Concrete patching at the new fire riser location at the east stairwell will take place by Sept. 13.
Demolition of the existing stairs and ramps at the main entrance and along the east side of the building to make ready for the new accessible entry ramps is scheduled for Sept. 14, and 15. Please be advised that on this date, there will be a significant noise level at the main entry of Pacific Hall from crews saw cutting and using jackhammers to remove the existing concrete.
Preparation to pour the new entry ramps will take place on Sept. 22. The new ramps will be poured by Sept. 26. There will be concrete trucks on-site this day accessing the site via the north fire lane and east walkway that will be noise-producing.
Railings at the new exterior ramps and stairs will be prepped, painted, and installed from Sept. 27 to Oct. 5.
Spot demolition of the roof system, installation of new mechanical curb, and patch back of the roof system will take place from Sept. 20 to 26. There will be some noise associated with saw cutting the existing roof concrete and pouring the new roof curb on Sept. 25 and 26.
The new rooftop mechanical unit will be installed by Sept. 29.
Washing and sealing of the existing exterior brick will begin from Oct. 6. This work will continue through the month of October around the perimeter of the building.
Windows
Non-shear wall installation on level 2 was completed on Sept. 1.
Shear wall installation in level 2, zone 1 began from Aug. 30, and will continue through Sept. 14. Once prep is complete in zone 1 and install is underway, prep will commence in zone 2. Level 2, zone 2 installation of shear wall windows is scheduled for completion by Sept. 19. This will conclude all level 2 window work.
Preparation for level 1 window install began ahead of schedule on Sept. 6. Installation is scheduled to begin from Sept. 15 in zone 1, and will continue through Sept. 27. Like level 2, zone 2 prep work will overlap with zone 1 install schedule for the first two weeks of October.
Interior Work
MEP, fire sprinkler, and low-voltage rough-in is finishing up this week, and full MEP, fire sprinkler, and low-voltage install is underway on Level 2. This work will continue through Sept. 14 in zone 1. Upon completion, the team will rotate to zone 2 and complete remaining install between Sept. 15 to 20.
Remaining ceiling and soffit framing on level 2 will take place non-continuously from Sept. 15 to Oct. 2. Level 2 cover inspections are scheduled for Sept. 22 (zone 1) and Sept. 29 (zone 2).
Insulation and drywall installation in zone 1 on level 2 will take place from Sept. 25 to Oct. 16. Door frame install will take place during this process from Oct. 3 to 5. Insulation, drywall, and door frame install in zone 2 will immediately follow this work from Oct. 4 to 11.
MEP, fire sprinkler, and low-voltage rough-in on level 1 began on Aug. 30 and will continue through Oct. 13. Level 1 cover inspections are scheduled for Sept. 29 (zone 1) and Oct. 9 (zone 2).
Insulation, drywall, and door frame install on level 1 will begin Oct. 2 and continue through most of the month of October.
