Pacific Hall Update | Week of Dec. 11

The week of Dec. 11 was the last full week of pre-punch construction activities, as spaces have been becoming punch-ready over the course of the week. A fair bit of scope work remains as floors are polished, remaining doors and hardware are set, finishes are corrected and fine-tuned, and added flooring, painting, and other touch up work is completed throughout the building.

This work will continue through December alongside backpunch work, as Walsh prepares to hand spaces over in early January for owner work and move in. Pre-punch cleaning is underway throughout the building this week as we get ready to punch all spaces during the week of Dec. 18.

Exterior activities are wrapping up as well this week, with final brick sealing finishing this week and window cleaners on-site.

As we move into the new year, final scope items, backpunch work, and any added scope work will wrap up during the week of Jan. 2. Final walks will take place during the early part of the week of Jan. 8, as spaces are handed over that work for move transition tasks in conjunction with TCO and substantial completion on Wednesday, Jan. 10.

UIS began installing wireless access points, hanging mounts and reconnecting monitors last week, and work is continuing on remaining WAPs as spaces become available. Remaining UIS equipment will be installed in January with the remainder of UIS equipment. Walsh is beginning to clean furniture stored in the building and move items back to their spaces in bulk during final clean activities over the next two weeks.

Priority Movers will be on-site in January to assist with moving remaining furniture, set up furniture in each space, and assist faculty and staff with setting up their spaces. Tenant furniture moving with Priority will take place from Jan. 10 to 19. Once occupancy is granted and furniture is in, tenants will be able to access the building to begin unpacking personal belongings. New furniture for the new computer labs, classrooms, pods, conference room and common spaces will be installed from Jan. 15 to 17.

As things stand, we are currently tracking to meet the project schedule, achieving substantial completion by Wednesday, Jan. 10 and opening the building by Monday, Jan. 29. Please see below for the detailed update.

Week of December 11, 2023

Site & Exterior Work

  • The exterior railing at the east stair, exterior doors, and transformer screen wall were painted this week.
  • The exterior entry soffit is being painted this week, and is scheduled for completion by Dec. 15.
  • Brick seal on the west elevation was completed this week.
  • Window cleaners were on-site this week.
  • Exterior punch is scheduled for Dec. 22.

Interior Finishes, Level 2

  • The remaining doors have arrived and are being installed Friday, Dec. 15. Waiting on card readers to arrive to connect access control.
  • Glazing film is complete with a couple minor exceptions to be completed during the punch process.
  • Concrete floor polishing was completed Dec. 13.
  • Window coverings were installed between Dec.11 – 13.
  • Pre-punch cleaning began Dec. 11 and has been ongoing over the course of this week. 
  • Level 2 punch walks are scheduled for Dec. 18 and 19.
  • Backpunch work will take place from Dec. 20 to 29.
  • Signage will be installed between Jan. 3 and 4.
  • Post-backpunch cleaning and final walks will take place during the week of Jan. 2, targeting turnover by Jan. 8.

Interior Finishes, Level 1

  • Additional carpet, VCT flooring patch back, and rubber base install is being completed throughout Level 1 was completed over the course of this week.
  • Remaining light fixtures were installed in Zone 1 between Dec. 12 and 13.
  • All new acoustic ceiling panels have been installed on Level 1.
  • Interior stair handrails were set, prepped, and painted this week.
  • Window coverings were installed Dec. 12 and 13.
  • Remaining fire sprinkler trim in Zone 2 will be completed by Dec. 14.
  • Pre-punch cleaning began Dec. 14 and will continue through Dec. 19.
  • Level 1 punch walks are scheduled for Dec. 20 and 21.
  • Backpunch work will take place from Dec. 21 to 29.
  • Signage will be installed from Jan. 3 to 4.
  • Post-backpunch cleaning and final walks will take place during the week of Jan. 2, targeting turnover by Jan. 8.

Entry & Lobby

  • Remaining electrical trim and light fixture install at the main entry and lobby was completed by Dec. 13.
  • All acoustic ceiling panels at the lobby were installed last week.
  • Concrete floors in the lobby were polished Dec. 13 – 15.
  • Carpet, walk-off mat, and rubber base install will immediately follow polishing, from Dec. 14 to 18.
  • Refinishing the entry concrete and ramp to the new storefront will take place on Dec. 19 and 20.
  • Remaining storefront installation tasks including remaining access control wiring and programming is scheduled for Dec. 21.
  • Lobby punch is scheduled for Dec. 22.
  • Backpunch work will take place from Dec. 26 to 29.
  • Post-backpunch cleaning and final walks will take place during the week of Jan. 2, targeting turnover by Jan. 8.

New Restrooms

  • Final concrete polishing and touch up is scheduled for Dec. 14 and 15.
  • Final cleaning wraps up Dec. 15.
  • Restroom punch will occur during punch walks on each level during the week of Dec. 18.
  • Backpunch work will take place from Dec. 19 to 29.
  • Post-backpunch cleaning and final walks will take place during the week of Jan. 2, targeting turnover by Jan. 8.

Existing L1 Restrooms

  • Epoxy floor coating in the existing L1 restrooms was completed last week.
  • Wall tile grouting was completed this week.
  • Remaining MEP trim is being completed Dec. 14 – 18.
  • New partitions and accessories will be installed from Dec. 18 to 21.
  • Final clean & owner punch will take place on Dec. 21.
  • Backpunch work will take place from Dec. 22 to Jan. 3.
  • Post-backpunch cleaning and final walks will take place Jan. 4 and 5, targeting turnover by Jan. 8.

Construction Closeout

  • Final special inspection letters were received this week.
  • Electrical final inspections are taking place Dec. 14 and 15.
  • All inspections scheduled to be complete by Dec.15.
  • The architect’s final letter will be issued in the new few weeks.
  • TCO & Substantial completion are scheduled by Jan. 10.
  • The construction fence is scheduled to be removed on Jan. 17.
  • Final completion is scheduled by Friday, Jan. 26.

Owner Activities & Move Transition

  • UIS began installing wireless access points last week. Work is continuing on remaining locations as spaces become available.
  • UIS began hanging mounts and monitors in existing classroom spaces on both levels this week. Remaining monitors and mounts will be installed in January with the remainder of UIS equipment.
  • UIS will reconnect PCs, desk phones and classroom technology beginning the week of Jan. 8.
  • Lightwerks will return to the building from Jan. 8 to 19 to complete the remainder of the AV install.
  • Walsh is beginning to clean furniture stored in the building and move items back to their spaces in bulk during final clean activities over the next two weeks. Priority Movers will be on-site during January to assist with moving remaining furniture, set up furniture in each space, and assist faculty and staff with setting up their spaces. Tenant furniture moving with Priority will take place from Jan. 10 to 19.   • Christmas Day – Dec. 25. The project will be inactive.
  • Dec. 26 – Dec. 29 – Campus closed. Construction activities will proceed as usual on these dates.
  • New Year’s Day – Monday, January 1 - The project will be inactive.
  • Winter Term Begins – Tuesday, Jan. 2.
